Trace the Florence Street Directory

When you search Florence streets by address, begin with the property itself and keep each kind of record in its proper lane. The Florence street directory points toward parcel, map, deed, and dated directory evidence that may connect an address to an owner or a past listing. Those records do not create a current household list. A street name can appear in both city and county systems, while a mailing address can differ from the physical place. Save the street spelling, number, and any parcel detail before moving to the next record.

Florence Street Directory Record Trail

A Florence street directory search works best as a chain, not as a claim that one database names everyone on a road. Start with the known address in the County Tax Inquiry or a City or County map. Record the property location, parcel key, owner field, and legal description where those appear. The legal description is the lot, block, subdivision, or metes-and-bounds wording that ties a parcel to a recorded document when a street number is uncertain. Then use the Register of Deeds index to connect that property to a deed or plat. Dated library directories can supply a printed household entry for a specific edition, but they are not continuous proof of residence.

  1. Search the known location through the Florence County Tax Inquiry. Its street route is a billing-address search, so use the property-card result or a parcel key to confirm the physical location.
  2. Open the City or County GIS viewer, identify the parcel polygon, and note the TMS or MBP, situs address, and visible property-card link.
  3. Use the current owner name and legal description in the Florence Real Estate Look Up form. Record the document type, Book/Page or instrument number, and recording date.
  4. For an older household question, ask the Florence County Library System South Carolina Room for the relevant dated directory, newspaper, map, or local-history holding.
  5. Take an unresolved title or image question, with its citation, to the Register of Deeds counter rather than treating an online result as a title opinion.

Each step answers a smaller question. The tax card relates to a parcel, the map supplies geometry, the deed index follows title, and a dated directory may show who was printed at an address. South Carolina’s voter self-check is an individual verification form, not a tool for browsing a Florence street.

Florence Street Directory Tax Routes

The County Tax Inquiry is the most concrete starting point for a Florence street directory search because its routes are known. The year selector showed Current, 2024, 2023, and 2022. Choose one criterion at a time: Name/Company, Street/Address, MBP, Account/Category No., or Receipt. Its own instruction warns that a street query searches a billing address and may not be a lot or property search. MBP is the sturdier parcel bridge. It uses five digits for map, two for block, and three for parcel.

MBPSegmented numberMap 5 digits, block 2 digits, parcel 3 digits.

The property-card detail separates Property Location from Property Billing Name/Address. It may also show the legal description, assessment fields, transfer dates, deed Book/Page, and map or history links. A billing address tells where a tax bill goes. It is not proof that its addressee lives at the parcel. The Assessor can answer questions about deeds, plats, mapping, legal residence, and mailing-address changes at 843-665-3056.

The County’s 2024 reassessment is useful context when interpreting an assessed value, but it does not establish a sale price. For a transaction, follow the recorded instrument.

Map Florence Streets by Parcel

Both GIS paths add context that a tax result alone cannot supply. The City Information Viewer can search Address Point FULLADDR, a City Locator, street fields, subdivision name, County Parcel TMS, owner name, and address components. Its Street layer carries full name, address ranges, left and right ZIP values, community, road class, maintenance, and status. Its parcel data exposes a TMS, owner field, tax-map and block fields, situs address, and property-card or history links where available.

For a longer road, find the known address or TMS, identify the parcel, then pan along the segment and select adjacent features. The City viewer offers map-click identification, layers, legend, basemap, and measure tools. The County GIS service publishes Address, Parcel Lines, Roads, Municipal Boundary, flood, district, condo, and zoning layers. It also supports Find, Identify, Query, and Export on its published map layers. Neither map offers an occupant field, and the City describes its GIS data as reference material rather than a legal description.

Parcel
A mapped piece of land identified for tax and title work.
Situs address
The physical property location, kept separate from the tax-bill mailing address.
Plat
A recorded map that can show lot, block, subdivision, or boundary information.
Criss-cross directory
A dated reverse-style directory, if a verified edition contains one, that may organize printed entries by address.

Florence Street Records in Deeds

A street number is only the first lead for a deed chain. The Florence Register of Deeds form also supports Property Description fields for Subdivision, Lot, Block, Section, Map, Phase, Unit, and property description, as well as name and Book/Page or File routes. Start broadly with the current owner as a grantee and use the form’s displayed “either Grantor or Grantee” option for a first pass. Then compare the legal description before moving to the prior seller as a grantee. A grantor conveys an interest; a grantee receives it.

On a candidate record, capture the instrument number or Book/Page, recording date, party names, document type, and legal description. Detail records can carry party tables, excise tax, subdivision fields, cross-references, and prior or next book-document links. Repeat using the same lot or subdivision description, then use the cited document at the ROD counter if an image, gap, or ambiguity remains. The Register of Deeds office at 180 N. Irby Street records deeds, plats, mortgages, federal tax liens, and related real-estate documents. It provides access and paid photocopies, but does not conduct title searches or give legal advice.

Note: The ROD online material is a convenience copy, and the Register of Deeds says processing or search criteria can affect online availability and accuracy.

Florence Street Directory Old Books

Older address work needs a different ROD approach. The remote old-index search has selected deed books for 1889–1937 and 1928–1937, deed and mortgage groups for 1938–1962, 1963–1973, and 1974–1983, plus plats for 1889–2003. It requires a book selection, Grantor or Grantee choice, and page number. These ranges document useful index-book groups, not an assurance that every image is online.

The regular ROD search also warns that dates before 1997 are handled at year precision. A day and month filter can therefore be the wrong narrowing tool for an older Florence record. Preserve Book/Page and instrument citations, then ask the counter whether the official book, image, or copy is online or counter-only. Florence County was formed in 1888 from Clarendon, Darlington, Marion, and Williamsburg counties. A pre-1888 lead can belong in a parent-county jurisdiction even when a later mailing address says Florence.

Historic printed entries and Sanborn map context belong with the library collection rather than a modern parcel card. The Florence city directory collection is the route for the dated directory shelf.

Florence Street Directory Permit Clues

Permit and code records can date work at an address without identifying a household. The County’s One Stop Planning Basic Search accepts a name, number, or address. Its help says an address search should use the street only, with no city, state, ZIP, or unit. The public search can return a permit, license, planning project, or violation. It also supports a licensed contractor, license holder, reference code, or permit, license, or case number.

Advanced Search requires a free logged-in account and adds description keywords, council district, permit or license or planning-project type, and date-range combinations. Account users can keep free watchlists, and the public help describes exports up to 200 results. Those entries show project information. They do not prove that an applicant or contractor lived at the location. For City-held permit, code, police administrative, minute, or other records with no consumer-facing address index verified here, use the City Clerk or the City FOIA request route for a targeted request.

Florence Street Directory Source Match

Use the record that matches the question. The street directory does not turn these independent systems into one resident roll. It does provide a way to document a property, then test a title clue, a boundary, a project record, or a dated household entry without blending their meanings.

Keep the physical address, the mailing address, and the legal description as separate notes. The first locates a building, the second handles correspondence, and the third connects the parcel to deeds and plats.

Florence Street Address Geography

Florence County E-911 assigns uniform street names and property or building numbers across County streets. The E-911 Addressing program is the local reference for address assignment, while the Postal Service uses that address in delivery data. USPS says it does not assign local street addresses. After local assignment, test a new address through the USPS lookup rather than assuming a postal result establishes City jurisdiction.

City GIS layers can show current road names, ranges, City Limits, and annexation fields. A property can fall in Florence postal geography, County service territory, or a City annexation layer without having shared that municipal status in an earlier era. No authoritative local source in this research verifies a citywide numbered-street renumbering with a year. Preserve the historic number and spelling, compare Sanborn maps and City GIS, and ask the South Carolina Room or City Clerk for an ordinance or dated map when an address does not match.

Limits of a Florence Street Directory

Property and deed records commonly identify owners, tax-bill addresses, or document parties. They do not identify every person at an address, utility customers, delivery recipients, protected-address participants, or DMV address records. The SC Votes form is designed for a person to check individual registration information with required personal inputs. It is not a by-street browsing directory. A lawfully requested voter list follows a separate State Election Commission process and its current conditions, not a public map click.

Lawful use. Use Florence street and property records for personal, lawful research such as family history, estate work, property questions, or civic context. Do not use an address trail to stalk, harass, intimidate, or harm anyone.

When an address needs confirmation, contact the custodian with the parcel key, document citation, date, and record type. South Carolina Freedom of Information Act access has exemptions, and a request cannot make protected information public. That careful boundary protects both the record and the people it may mention.
